Water damage questions from Anderson homeowners and business owners

Most questions fall into four groups: what to do in the first minutes, why water gets into buildings here, how drying and mold are handled, and what happens with contracts and insurance. Phones are answered 24/7, and a crew is sent as soon as one is free.

Topic 1

The first few minutes

What if I cannot find the main water shut-off?

Look where the supply first enters the house, usually at a basement wall, a utility room or near the water meter. If you cannot find it, call and say so. Do not dig or force a valve.

Should I turn off the power to a flooded room?

Only if the breaker can be reached without standing in water. If the panel or its path is wet, leave it and call the utility.

Is it safe to walk through water in a basement?

Not if you cannot see the floor. Debris, open drains, loose stairs and live circuits are all hidden under water. Wait for a technician.

Topic 2

Why water gets into buildings here

Why does a river flood reach a basement that looks high?

Water can come through the ground and the foundation as well as through a door or a window well. A river that stands high for a long time keeps the soil wet, and that moisture can enter the wall.

Why do sewer backups happen after a storm?

A drain or sewer line can be overwhelmed when heavy rain arrives at the same time the drain is in use. A blocked line is one common cause, and a plumber should check it.

Can storm rain come in without a river flood?

Yes. Rain that falls faster than the ground and drains can take it can run into a window well, through a walk-out door or through a foundation joint, without the river rising at all.

Topic 3

Drying, plaster and mold

How do I know the building is dry?

By readings, not appearance. The readings are taken at known points and compared with a dry reference, and a room is closed only after the readings hold over several checks.

Will the walls have to be opened?

Where the readings show moisture in a cavity that cannot be reached from the room, a small opening is made at the lowest useful point. Each opening is recorded and explained.

Should I clean mold myself?

No. Cleaning visible growth can spread it. Keep the area closed, photograph it and let the technician plan the work.

Topic 4

Price, paperwork and insurance

Will you give a price on the phone?

No. A price without a visit would be a guess. The price is explained and approved before work starts, and changes are written down.

What does my insurer need from me?

Ask the insurer in writing. The record this company keeps, including photographs, readings and the removed-materials list, is what most insurers ask for.

Who decides what my policy covers?

The insurer and your policy. This company does not decide coverage. If you disagree with a claim decision, the Indiana Department of Insurance's Consumer Services Division takes complaints after the insurer has responded.
